It only takes a small leak to cause microbial growth. This building had a small mini refrigerator leak that was hidden for months. Mold can grow within 48 hours.  Luckily for our production manager we were able to find, contain and remediate the mold in a timely manner before the growth spread any further. The before picture shows the "water loss" we got called out to. The after photo shows the containment made to keep all the spores from spreading to other areas. The owner thought the job would take a lot longer than it did but in 4 days we were done and build back was beginning before the end of the week.
